Everything you've described feels like a buyer who's probably having serious doubts about proceeding. Spike's probably right - it needs to be back on the market now. It'll flush this buyer out one way or another. Appreciate it'll be disappointing if they do withdraw but better to find out now than waste more time.
The agent has been pretty useless, mainly just passes emails back and forth.
The buyer is nervous and wants to check every single arse covering word on the survey- electrics, gas, plumbing, the bloody floor (even though i thought we'd moved past that), roof

Problem with agents is they’ve had it pretty easy for the last 15-20 years - particularly as demand has been fairly consistent. Bung some piccies on the internet, arrange a few viewing days and then collate bids. Seems the art of negotiation has disappeared - agents are little more than advertising bureaus and correspondence post boxes.

I’m going all Sid Bishop here but back in my day as an agent we had to put a bit of work into it all. Particularly as down-valuing from lenders was a regular occurrence (coupled with less demand and more stock available) which left everyone with no choice but to renegotiate. Abortive sale rates back then were huge which is why I chucked it in around 1994.

Me and the seller of our current house bypassed the useless agent and agreed the revised price between us.

It’s a stressful time when you’re buying or selling but you need to stick to your guns on this one.

At the beginning of this week, we didnt want to waste the week waiting for more checks but thats basically what we've ended up doing, although we did at least get a pile of quotes from her and her new offer. We've now made it clear what we're willing to accept and given a deadline which we'll stick to. I'm trying to get it done without frightening them off because having to find another buyer will probably take so long we'd lose out on the house we want.

Sure - I get that but they do really sound like they’re more likely to scare themselves off by being ridiculously over cautious.

It's a house ffs - they don’t come risk free.

At last some positive action. Why do you think it will take a long time to find another buyer if you got an offer within a week last time? Don't be so pessimistic. It will sell quickly and you will get the house of your dreams. Remember, as my old granny used to say in situations like this whitsfuryealnogobyye.

This morning I had drafted an email warning the buyer to sign the contract by the end of the week or it goes back on the market, but then we heard she has arranged her checks and they should be done by Tuesday and she says she wont be asking for any more money, so we'll go with that as at present we haven't been pressured our end regarding our purchase.

So yesterday was contractorageddon

First up was the electrician, he seemed a bit quiet and dour. Everything passed, just lucky he didnt *REDACTED ON ADVICE OF BOARDIN LEGAL ADVISOR*

Chimney man next, cheerful young man who had travelled over an hour for this. Again, all fine, swept chimney, cleaned glass etc. Luckily he didnt *REDACTED ON ADVICE OF BOARDIN LEGAL ADVISOR*

Last but not least the Surveyor who caused half this sh*t as the buyer coveted his every arse covering word. Here all of five minutes.

Just received word that buyer is now signing and we will try to arrange a move date over half term. :8

Pretty sure this will all end like the film Mousehunt does though.

We're thinking about taking a freestanding bit of furniture with us that we didnt list on the fixtures and fittings form as that only asked us to list 'fitted' units. I think this will cause a stink but Mrs LSN really wants it.

It matches fitted units that are staying but its not on the floor plan like the fitted units. I'd be furious, but then I am about most things.
