Is this around the time when the ground rent was due to be reviewed? If the pension fund hike the rent then it poses difficult questions.
Similarly with the East Stand, T&T would be crazy spending millions on rebuilding it given they don't have claim to the land it sits on.
Just as long as we don't end with the nightmare scenario of sharing the Olympic stadium, that would be the worst outcome on so many levels.

The money in modern stadiums seems to be bigger corporate, used during the week for others bits and events, ie boxing, renting it out

Spitalfields site will be available soon. Big enough for stadium and complex.
The cost will be off set with off field business, e.g. restaurant, casino, hotels etc. Opportunities to capture some of the crowd before and after the game to spend money on site.

Hearn has left us in a spot here. No room for plausible expansion on any side. He would view it (the flats) as 'covering his losses as a businessman' of course; and unless I'm mistaken he's done nothing illegal.

Essex (or Harlow) specifically, always gets mentioned. If Harlow is the destination: that is the End of LOFC. It is then a franchise in the style of MK Dons. It may still be suffixed 'Orient' but Orient is an East London club and it will not be Orient, sadly.
Some will wish to attend the Frankenstein version in Harlow on the pretext that they support 'Orient', but that will be a delusion.
We 'may' pick up some fans from Hertford/Bishops Stortford/Sawbridgeworth (say), but they will also be supporting 'Harlow', not 'Orient'...
Imperative that if we do move, we find a way to stay in East London.

Re build East Stand, to capacity 6500. Do it properly with hospitality and modern facilities. Probably will need to be two tiers. Make it all home fans and give one of the ends for away. Possibly make it possible for a section to be away if needed on a match by match basis. Our capacity would be 12k, enough for L1 and Championship

Neither, The west has maximum number of levels. Decision was made at time of design to include income streams and not seating for the higher levels. As I have posted several times the South could have had a second level but Hearn decided to build more flats behind the stand and although there were foundations for two levels of seating it can’t now be done.
