I live just off Francis Road and have done for over 30 years now. We moved here because it was a cheaper part of London when we wanted to buy a house. I like it but wouldn't describe it as cool. Francis Road is deserted most day especially since they pedestrianised part of it in an effort to make it 'cool'.
Mind you I'm not a hipster. Hipsters love it. They have all moved in over the last 2 or 3 years because they can not afford Stoke Newington. I assume they will make all these changes and then move on.

Like Bob, I live by Francis road.
However I’ve noticed that it’s less “hipsters” and more middle class professionals. Presumably driving up house prices in what was not so long ago an affordable area. The trendy cafes on Francis Road are full of mummies and buggies.
Fully suspect that my rent will be hiked up this year.

Only things I remember about Francis Rd are in this order from Leyton High Rd
The nick, fishing tackle shop and the clinic my old ma went to every week after she had TB

None of my grown up children can afford to live in the area that they were born and bred in now that they've left home. Of course it could have been that they just wanted to get far away from me!

Mrs Esteban and I got lucky. We found a decent landlord who we deal with directly (no scumbag lettings agents to deal with). Her parents live about 5 mins from us. I moved around a lot as a kid but originally my family are from Mile End (a fair few of them buried in Tower Hamlets cemetery park).
