As an aside I had my septum replaced many years ago (no not cocaine) and can say without hesitation that the operation and recovery process was horrid. Almost up there with a heart bypass.

To be honest, I think it's time for Sir Keir to drop the measured tones and get on the attack - he's just not landing enough punches at the moment. When Starmer came in labour had just suffered their worst defeat in postwar history and were polling 25 pts behind the Tories

He’s closed that gap to a few points in under a year while having to mend Labour’s damaged reputation as a party

As dunners says the vaccine rollout has boosted the Tories’ approval in the short term. It’s still 4 years until the next GE

Maybe if the Corbtards who deserted the party when they didn’t get their way had actually stuck with us We’d be a handful of points ahead right now

And herein lies a major part of Labours problem. Plenty of those “corbtards” will point to a sizeable centerist part of the membership and PLP and remind them of how much time they spent openly undermining the leadership for 4 years. Doesn’t absolve Corbyn from many faults btw.

The broad church argument is now being shown up for the bollocks it is. Labour can’t be all things to all people and the infighting will continually hinder any progress.

At the moment COVID is the only story. Starmers probably done well to get close for the moment although the accusation of him being purely an opportunist do carry some weight. Ultimately hard to judge him closely until there’s some policies put in front of us to consider. If he’s put much out in that direction then it’s not cutting through.

Look at "Best Prime Minister" (BPM) polls which naturally favour the incumbent and Starmer is ahead

That suggests there's a problem with the Labour brand (there is). Remember the Ed Miliband days? He used to sustain poll leads regulalry despite being miles behind in the BPM polls because the Labour brand was still strong.

Because they've been out of government for so long and because Corbyn now not so much.

Also, I think a lot of people will vote Tory because they fear change more than incompetence.

To them Labour represents 53 genders, not being allowed to tell jokes you once could and prioritising Nigerians over them. At least with the Tories their house price will be stable and they can cling on to some form of normality.

Is this year a bad time to buy? Have almost zero knowledge of the housing economy other than people have warned me off leaseholds and flats

Even if you wanted to buy a leasehold flat, there's a good chance that no lender will touch it right now. So the same may apply to your current pad, especially if it's in a purpose built block constructed within the last 20 (or possibly even 30) years. You may want to check if there's a valid EWS1 certificate with satisfactory rating.

As for whether this is a good time - I have no idea and would suggest that neither does anyone else. Everything I know suggests that the housing market is f*cked. But, as we saw following GFC08, the government will do just about everything to prevent a crash. 70% of UK household wealth is linked to property values, so in the medium to long term it's about a safe a bet as you can get.

Plus, if selling and buying, then it's all relative anyway.

I have a freehold house with a garden and looking to add some bedrooms so hopefully shouldn't have a problem selling/buying.
