Which we don't own. So just to play that back...

Hearn sells the club's land for flats, in some cases via a dubious third party he was involved with, to finance the stands.

The West Stand had as much commercial space, if not more, as it does football seating. Hearn diverted the income from that to himself, starving the club of around £6 million from 2009-present (based on ground sale brochure published recently)

Hearn sells the ground to himself at 50% of the value, based on a future profit deal he sidesteps by transferring to his own family at cost. Just happened to also be around the same time the club was in danger of going bust. Convenient eh.

Hearn puts up two basic stands at either end, having sold more land to himself at a pittance and developed upwards, preventing any future expansion by the club.

Club then has to pay increasing rent on the ground forever onwards, as well as all the maintenance costs.

He took the family silver and loaned us back a few necklaces. Easy money for the Hearn family pension fund. Are those the actions of a "fan", don't make me laugh
Perfectly summarised.
