I live just off Francis Road and have done for over 30 years now. We moved here because it was a cheaper part of London when we wanted to buy a house. I like it but wouldn't describe it as cool. Francis Road is deserted most day especially since they pedestrianised part of it in an effort to make it 'cool'.

Mind you I'm not a hipster. Hipsters love it. They have all moved in over the last 2 or 3 years because they can not afford Stoke Newington. I assume they will make all these changes and then move on.

Like Bob, I live by Francis road.

However I’ve noticed that it’s less “hipsters” and more middle class professionals. Presumably driving up house prices in what was not so long ago an affordable area. The trendy cafes on Francis Road are full of mummies and buggies.

Fully suspect that my rent will be hiked up this year.

Only things I remember about Francis Rd are in this order from Leyton High Rd
The nick, fishing tackle shop and the clinic my old ma went to every week after she had TB

Just found this photo of the high rd and top of my old rd (Brewster) brings back some memories
Post office on the corner and Three Blackbirds down on the right, think there was a grocers, Attwoods? on the other corner to the P.O.

The money I'd save in rent would soon go on trains to commute to work. So not really feasible.

Mrs Esteban and I got lucky. We found a decent landlord who we deal with directly (no scumbag lettings agents to deal with). He charges us a fair rent, is responsive when we need him but doesn’t impose on us otherwise.

Even then we can only just about afford to live in Leyton. An increase in rent and we’d have to seriously considering shifting. Real shame, because Mrs Esteban is born and bred in Leytonstone. Her parents live about 5 mins from us. I moved around a lot as a kid but originally my family are from Mile End (a fair few of them buried in Tower Hamlets cemetery park).

There’s no way we’re ever going to afford to buy in Leyton. Shame really. I love the area (especially being so close to Brisbane Road).

When I grew up in Leyton would never have believed that last sentence would be heard one day.
It was always cheaper than most other places, even Walthamstow was pricier, who knew.
My missus comes from Stoke Newington (Albion Rd) and even crazier there

London, Cambridge, Oxford, Manchester, Leeds... all have similar stories.

Meanwhile the government promises the Northern powerhouse, but does little, while these areas have loads of empty properties but no jobs.

Joined-up government needed.

Another classic tactic. Make a mockery of genuine complaints about bigotry by making a joke about something else which obviously isn't bigotry in an attempt to make the initial act of bigotry appear less serious.
